The most usual practice in Malaysia for home rentals is for the renter to provide 1 month's deposit, plus half month's worth for utilities deposit, as well as the first month rent. This means that you'll pay 2.5 months of rent before being allowed to move into the property.

Please always request for a stamped lease agreement to be signed between you and the landlord.

Try to also agree on maintenance fees (if any) and also routine fixes that will be required from time to time. For condominiums, apartments, or flats it is a very good idea for you to request that the maintenance fees to be excluded from the monthly rental, and make payments on your own. The reason for this is that sometimes the landlord will forget or neglect to pay, and the result is that the water supply to your home will be suspended.

Normally, rent is due at the beginning of each month, and need to be paid before the 7th of each month. However, this can be discussed and be agreed before signing the lease agreement.
